Run a Few Rental Houses From One Chat: Claude Code Connected to a Property-Ops Platform

A vendor guide shows sample rental tasks you could type to Claude from one chat.

What happened TIDY, a property-ops company, shows how a landlord with a day job can connect Claude Code to its platform in about 5 minutes, then log tenant issues, handle emergencies within a set spending limit, plan turnovers and get a Monday briefing.

Who this is about: Small single-family rental landlords

Explain it simply

If you own a few rental houses, tenant texts, repairs, and lease dates are easy to lose. You type plain requests to Claude Code, an AI helper on your computer. It links to TIDY, a service that stores notes and can book cleaners and handymen. The chats here are examples, not one landlord's real results.

What was done

Setup, per the guide: install Claude Code, get a TIDY API token, then add TIDY's MCP server (a connector that lets Claude Code use your TIDY account). Test it by asking Claude Code to list your properties.

Save each property once: lockbox code, tenant notes (for example, a large dog) and where the water shutoff is.

Maintenance and emergencies: report issues in plain words and mark one urgent. For water coming through a kitchen ceiling, it texts the tenant the shutoff location from your notes, calls the plumber and sets a $500 authorization, so you're only called if it costs more.

Turnovers: for a move-out on April 15 and a move-in on April 22, it books paint, carpet shampoo and a deep clean for April 16–18, plus a walkthrough.

Leases, inspections and upkeep: list lease end dates and notice deadlines, schedule annual inspections with 48 hours' notice, and set recurring HVAC filter, gutter and smoke-detector jobs.

Costs and a weekly check-in: compare plumbers by cost and response time from your job history, see spending by property, and get a Monday 7am briefing of open items, the week's jobs and month-to-date spending.

How it went

There are no real-world results: the dialogues use example properties, tenants and vendors to show what's possible. The guide's own cost comparison (TIDY's 3.9% platform fee against 8–12% of rent for a property manager) is the vendor's math. Anything that texts tenants, calls vendors or approves spending should start with low limits until you trust it.

Business fit

Who this helps, and how:

  • Landlords with a day job: stop losing maintenance requests in personal texts and keep every job in one log.

    Solo founders
  • Small portfolio owners: save property notes once so emergencies don't depend on your memory.

    Local & service
  • Owners weighing a property manager: try coordinating repairs yourself with spending caps before paying a percentage of rent.

Your turn

Ideas to try on your own work. These are starters, not results anyone has measured.

  • Which tenant note is easy to forget until something breaks?
  • What spending cap would you want in place before a repair is booked?
  • Which sample task would you try on a fake property before a real one?
